SIXPERCENT provides an AI-powered platform that assists users in buying and selling real estate. Our services include:
- AI agents (SellerBot, BuyerBot, TxBot, MarketBot) that provide guidance and information
- Property listing and search functionality
- Buyer-seller matching
- Transaction coordination assistance
- Market analysis and pricing recommendations
What We Are NOT
SIXPERCENT is not a licensed real estate brokerage, real estate agent, attorney, or financial advisor. We do not:
- Represent you in real estate transactions as a licensed agent
- Provide legal advice
- Provide financial or investment advice
- Hold escrow funds
- Guarantee the sale or purchase of any property
2. Fee Structure
Our pricing is simple and transparent:
- Sellers: Fee payable only at closing when your property sells through our platform
- Buyers: Fee structure determined at time of engagement
There are no upfront fees, monthly fees, or hidden charges. You only pay when a transaction successfully closes.
3. User Responsibilities
By using our Service, you agree to:
- Provide accurate and truthful information about yourself and any properties
- Comply with all applicable local, state, and federal laws
- Not use the Service for any fraudulent or illegal purpose
- Verify all property information independently before making decisions
- Consult with licensed professionals (attorneys, inspectors, etc.) as needed
- Protect your account credentials
4. Property Listings
When you list a property through SIXPERCENT:
- You represent that you have the legal right to sell the property
- You agree that the information provided is accurate to the best of your knowledge
- You understand that AI-generated pricing recommendations are estimates, not guarantees
- You retain full control over pricing and sale decisions
5. AI Services Disclaimer
Our AI agents are designed to assist and inform, not to replace professional advice. You acknowledge that:
- AI recommendations are based on available data and may not account for all factors
- Market valuations are estimates and actual sale prices may vary
- AI agents may occasionally provide inaccurate or incomplete information
- You should verify important information independently
- Final decisions regarding any transaction are yours alone
⚠️ Wire Fraud Warning: Real estate transactions are targets for wire fraud. NEVER send funds based on email instructions alone. Always verify wire instructions by calling a known phone number for your title company or attorney. SIXPERCENT will NEVER ask you to wire funds directly to us.
6. Limitation of Liability
To the maximum extent permitted by law:
- SIXPERCENT provides the Service "as is" without warranties of any kind
- We are not liable for any damages arising from your use of the Service
- We are not responsible for the actions of other users, buyers, sellers, or third parties
- Our total liability shall not exceed the fees you paid to us
7. Indemnification
You agree to indemnify and hold harmless SIXPERCENT, its officers, directors, employees, and agents from any claims, damages, or expenses arising from:
- Your use of the Service
- Your violation of these Terms
- Your violation of any law or the rights of a third party
- Any transaction you enter into through the platform
8. Dispute Resolution
Any disputes arising from these Terms or your use of the Service shall be:
- First attempted to be resolved through good-faith negotiation
- If negotiation fails, resolved through binding arbitration
- Governed by the laws of the State of Texas
You agree to waive any right to a jury trial or to participate in a class action lawsuit.
9. Account Termination
We reserve the right to suspend or terminate your account at any time for:
- Violation of these Terms
- Fraudulent or illegal activity
- Providing false information
- Abusive behavior toward other users or our staff
